How to Identify Utility Easements On Your Property

Easement is defined as a legal property interest “that allows a utility the right to use and access specific area of another’s property for laying gas, electric, water, and sewer lines.” A utility easement is generally a permanent restriction on the property so that it continues from one property owner to the next property owner. Utility easements are designed for all utility system owners to install service to every home.

Step 1: Open Development Viewer Map

  1. Go to the City/County Development Viewer (maps.lincoln.ne.gov/​default/​index.html?viewer=devrev). (Note: it may take a few moments to load.)
  2. A dialog box will appear with a welcome message. Click on the Proceed To Map button.

Step 2: Identify Your Subdivision


  1. On the map, click inside the boundary of the property of interest. The Identify Results box will appear on the left side of the screen, and the data available for the selected property will be listed. If the property is within a subdivision, it will be displayed within the results.
  2. Click on Subdivisions.
Use the "Identify" tool to select a property, then from the "Identify Results" box select "Subdivisions."

  1. The subdivision name for the selected property will be displayed and the subdivision boundary will be highlighted on the map. Please make note of the subdivision name; you may need it in the next step.

Click the "Document Link" to launch the Lancaster County Engineer Survey Lookup

Step 3: Download Final Plat

  1. The Lancaster County Survey Lookup page may automatically filter the documents for the selected property under Plat Book/Sub Plat. If you see a list of downloads, skip to #5 below.

If the Lancaster County Survey Lookup opens to a search page, click the Subdivision/Block tab. Then, next to Subdivision, click the magnifying glass search icon search icon.

  1. The Search for Subdivision box appears. In the search box, enter the subdivision you identified in the previous step. (Hint: the subdivision name may be abbreviated, so you may need to widen your search by only entering the first few characters.)
  2. Once you locate your subdivision in the search results, click Select.

  1. The subdivision will appear next to the search icon. Click the Final Plats button

  1. Click the link under Plat Book/Sub Plan to begin the download. (Hint: You must have a TIFF viewer installed to view images. See TIFF Help for more information.)

  1. If necessary, open the file you downloaded in the previous step. Look for utility easements in the final plat.
