21st & N Street Area Redevelopment

The following applies to the entire redevelopment area:

  • Subject to Downtown Design Standards
  • Access off 21st Street. Driveway locations to be determined subject to redevelopment project needs.
  • Site will need to be re-platted.
  • There are no parking requirements in the B-4 Lincoln Center Business District zoning district.
  • Environmental Phase I Study is currently underway for the publicly owned properties.
  • Adjacent to Antelope Valley channel. The channel weir releases water into the channel and controls water flow to the north. Wetlands plantings are under consideration adjacent to the channel.

Property 1

  • Owned by Lower Platte South Natural Resources District (LPSNRD)
  • Current use - distribution center for People's City Mission
  • The Mission is currently seeking a new location and intends to move by Fall of 2012
  • The property will be available for purchase when the Mission relocates
  • Currently zoned B-4, Lincoln Center Business District
  • The City of Lincoln may pursue a purchase option so assembly of the site is streamlined for developer purchase

Property 2

  • Owned by the City of Lincoln and is comprised of lot 2 plus approximately 100 feet of the western portion of Outlot 1
  • Current use - Parks and Recreation Department maintenance shops and offices
  • These facilities will relocate when the site is redeveloped
  • Property will be available for sale January 1, 2013.
  • Currently zoned P - Public; rezoning process to B-4 Lincoln Center Business District underway. Completion anticipated by June 2012.
  • Surplus property process (required for sale of City property) underway. Completion anticipated by June 2012.
  • Outlot 1 was acquired with Land and Water Conservation Fund assistance. Redevelopment and sale of Outlot 1 is subject to conversion action which involves approval by the National Park Service and its local administrator, the Nebraska Game and Parks Commission. This process is underway.

Property 3

  • Owned by Windstream Nebraska, Inc.
  • Project partner with the City of Lincoln
  • Property currently listed for sale 330 S 21st Street Marketing Flyer
  • Currently zoned B-4 (Lincoln Center Business District)
  • The building is known as the LT&T (Lincoln Telephone and Telegraph) Warehouse and is eligible for the National Register of Historic Places (see Historical Review). Adaptive reuse of the building is the City's strong preference but recognizes Windstream is the owner and ultimate decision maker.

Property 4

  • Owned by the City of Lincoln and is comprised of approximately 185 feet of the east portion of Outlot 1
  • Not in the preferred redevelopment area but will be considered if it is critical to a redevelopment project
  • Location of the former bath house of Muny Pool
  • Current use - Parks and Recreation Department offices
  • Currently zoned P (Public); rezoning process to B-4 (Lincoln Center Business District) is underway. Completion is anticipated by June 2012.
  • It is likely the building could be successfully nominated to the National Register of Historic Places. Adaptive reuse of the building is the City's strong preference.
